Greater Paris: an economy of global reach
Understanding the economic fundamentals of the capital region to better gauge the robustness of your investment.
22% of French GDP concentrated in Île-de-France
Île-de-France is France's leading economic area and one of the most powerful in Europe. The region generates around 22% of national GDP, driven by the La Défense business district, Europe's largest with more than 180,000 employees, and by a dense fabric of technology start-ups and innovative SMEs. The Grand Paris Express programme alone represents public investment of €40 billion, with 68 new stations and 200 km of additional lines. This infrastructure is structurally reshaping the economic geography of the suburbs, creating new hubs of attractiveness with every station opening and durably adding value to the intermediate areas Covesta targets.
12 million inhabitants, 300,000 newcomers every year
The Paris metropolitan area has 12 million inhabitants, making it Europe's largest rental market by size. Every year, around 300,000 people move there for professional, academic or personal reasons, a structural inflow that feeds rental demand perpetually in excess of supply. Île-de-France has more than 700,000 students, a large share of whom are constantly looking for well-located furnished homes. The age pyramid favours the investor: the working-age population dominates, median incomes are above the national average, and residential mobility is high, reducing the risk of prolonged vacancy for well-positioned properties.
A structurally attractive job market
The unemployment rate in Île-de-France consistently remains below the national average, driven by the predominance of the service sector: finance, consulting, technology, healthcare, education. The region hosts the head offices of most CAC 40 companies and attracts thousands of expatriate executives and young graduates of France's best schools every year. Paris's international appeal, regularly ranked among the ten most attractive cities in the world for talent, translates directly into demand for high-end furnished rentals in the inner suburbs. These professionally mobile tenants pay above-average rents and present very low risk profiles for the landlord.
Investing in Greater Paris: what the figures say
Covesta's strategy rests on a precise reading of price levels and rental dynamics area by area.
Prices that vary threefold depending on the area
Inner Paris averages €9,500/m², making rental yields almost impossible to achieve for a non-institutional investor. The inner suburbs range from €4,000 to €6,000/m² depending on the sector, and the outer suburbs from €2,500 to €4,000/m². It is precisely this window, inner and outer suburbs well served by the Grand Paris Express, that Covesta exploits: price levels allow gross yields of 6.5 to 7.5% while retaining significant capital gain potential linked to improved transport. Investing 30 minutes from Paris for a third of the price is the central thesis of our Île-de-France strategy.
A rental market under constant pressure
The rental vacancy rate in Covesta's target areas in Île-de-France is below 1%, a historically low level that reflects a structural housing shortage. For a well-located, renovated furnished one-bedroom flat, the average re-letting time is under two weeks. Gross yields observed on our furnished LMNP deals range between 6% and 7.5%, with rents rising steadily by 2 to 4% a year in the sectors near the new Grand Paris Express stations. This upward rent dynamic, combined with the regulatory pressure of energy ratings reducing the number of available homes, structurally strengthens the position of a landlord who has invested in a renovated home.
500,000 energy-inefficient homes in Île-de-France: the energy-rating opportunity
Île-de-France has more than 500,000 homes rated F or G, barred from new lettings since 2025 and gradually withdrawn from the market. These properties sell at a discount of 15 to 25% compared with an equivalent renovated home, an acquisition margin that Covesta turns into value. Our standardised energy renovation process systematically targets the jump to a C rating, which legalises the letting, maximises the rent and creates an immediate capital gain on the property's market value. In the inner-suburb towns, an energy-inefficient one-bedroom flat can be bought 20% below the market and re-let 10% above it after works.
The Greater Paris thesis in one sentence
Buy energy-inefficient homes or vacant offices in the inner and outer suburbs with strong transport potential, renovate to a C rating, let furnished under LMNP: that is the formula delivering 7.2% gross on our current deals.
The areas Covesta targets
We do not target inner Paris. Our playing field: the inner and outer suburbs, less than 30 minutes from Paris.
Montreuil / Vincennes (93/94)
Office → housingInner eastern suburbs of Paris, direct access to metro lines 1 and 9. Many offices and business premises left derelict by deindustrialisation. Residential conversion is strongly supported by the local councils.
Saint-Denis / Plaine Commune (93)
Energy-inefficientAn area in full transformation after the 2024 Olympics. The energy-inefficient older stock is vast and prices remain very affordable compared with inner Paris. Strong rental demand from service-sector employees.
Ivry-sur-Seine / Vitry (94)
Office → housingFormer industrial basin of the southern suburbs, rapidly regenerating since the arrival of the Grand Paris Express. Office-to-housing conversion projects benefit from a strong location premium with line 15.
Croix-de-Chavaux / East Montreuil
TurnkeyA micro-neighbourhood popular with Parisian thirty-somethings for its prices, still accessible compared with the 20th arrondissement. Strong demand for quality furnished homes. Stable rents with long-term tenants.
