What we manage

From a furnished studio to an entire building

The same dedicated manager, the same online portal, the same standards. Only the scale changes.

Flats and house shares

One unit, one tenant, one dedicated manager

Studio, one-bedroom flat, furnished house share: we let, collect, monitor and report. You receive your rents, we handle the rest.

  • Letting, compliant lease, inventories with photos
  • Rent collection, receipts, transfer within ten working days
  • Claims, minor works, arrears, at no extra cost
  • Monthly report and statement of account in your portal
Entire buildings

The building managed as an asset, unit by unit

Single ownership or a large number of units: we manage the whole, from the leases to the common areas, with a single management account and consolidated reporting.

  • All the building's leases and tenants, vacancy managed unit by unit
  • Maintenance contracts, boiler, lift, common areas
  • Works coordinated with vetted contractors, budget monitored
  • Property tax, insurance, charges: one consolidated statement per building
Property manager, not managing agent. The managing agent (syndic) administers a co-owned building on behalf of all the co-owners. Covesta manages your assets on your behalf: in a single-owner building there is no managing agent and we run the building; in a co-owned building, we manage your units, monitor the calls for funds and deal with the managing agent for you.

Our services

Everything a let property requires, taken care of

Six services included in the fees, for every unit we manage.

Tenant search and selection

Listing on the portals, rigorous review of applications, identity and solvency checks, guarantor or rent guarantee insurance as appropriate. Our aim: a property re-let in under fifteen days.

Lease and compliance

Furnished or unfurnished lease compliant with the French law of 6 July 1989, mandatory appendices, surveys, rent control where it applies, annual review in line with the IRL index.

Inventories

Check-in and check-out inventories carried out by Covesta, with photos and a digital report shared in your portal, furniture inventory for furnished lettings.

Rent collection and transfer

Payment notices, collection, automatic receipt, transfer within ten working days. The deposit is held in escrow until the end of the lease.

Claims and works

Tenant intervention requests, quotes sent for approval, coordination of vetted contractors, follow-up through to sign-off. You approve, we execute.

Arrears and disputes

Reminders from the first late payment, formal notice, recovery proceedings, all included. Rent guarantee insurance remains available as an option from a partner insurer.

Entire buildings

What changes with an entire building

An income-producing building is not just a sum of flats: leases end one after another, the common areas have their contracts and inspections, works are planned over several years. We manage it as an asset, with a consolidated view and a single point of contact for all your tenants.

Talk about my building

A single management account

Rents, charges, works and fees for all the units on one statement, with a statement of account per building and per period, ready for your accountant.

The building's schedule

Lease expiries, re-lettings, maintenance contracts, mandatory inspections and common-area works kept in a single calendar, which you can consult at any time.

Coordinated works

Renovation of a unit between two tenants, façade work, boiler room, roof: we cost the work, bring in vetted contractors and monitor the site. The contractors carry their own guarantees.

A value-enhancement strategy

Market rents, reduced vacancy, switch to furnished letting or house share where relevant, sale unit by unit or as a whole: we advise, you decide.

Frequently asked questions

What landlords ask us

Do you manage entire buildings?+

Yes. We manage single-owner income-producing buildings and groups of units held by the same owner: all the leases, rent collection, maintenance contracts, works and consolidated reporting per building. It is management on your behalf, not co-ownership administration.

Are you a managing agent for co-owned buildings?+

No, and deliberately so. The managing agent (syndic) administers the common areas on behalf of all the co-owners. Covesta manages your assets on your behalf: in a single-owner building there is no managing agent and we run the building; in a co-owned building, we manage your units, monitor the calls for funds and deal with the managing agent for you.

What does the 7.2% incl. VAT fee include?+

Day-to-day management as a whole: tenant relations, rent collection and transfer, receipts, monitoring of charges, claims, minor works, reminders and proceedings in the event of arrears, monthly report and online portal. Letting and inventory fees are charged within the caps set by the French ALUR law. Rent guarantee insurance is optional.

What are the fees for an entire building?+

The same scope of services applies to each unit. For an entire building or a portfolio, fees are agreed in the mandate according to the number of units and the services expected for the common areas.

How am I kept informed?+

Every movement appears in your landlord portal: rent received, charge paid, tenant request. On the last day of each month, you receive the management report for the past month, and you can obtain a statement of account for any period at any time.

What happens if a tenant stops paying?+

Your property manager sends a reminder from the first late payment, proposes a payment plan if the situation warrants it, then issues a formal notice and starts recovery proceedings, at no additional charge. If you have taken out rent guarantee insurance, we prepare the claim for the insurer.
