Montpellier
The French city with the fastest population growth over the past 20 years. Rental demand structurally above supply, accessible prices and an older housing stock to renovate. This is where Covesta was born.

Montpellier: an economy in continuous growth
Beyond its quality of life, Montpellier has a solid economic fabric that explains its record population growth and structural rental pressure.
A €25 billion GDP, driven by healthcare and tech
With a metropolitan GDP estimated at €25 billion, Montpellier is one of the economic engines of Languedoc-Roussillon. The city has established itself as a leading European medical hub: Montpellier University Hospital ranks among the top five in France, and Euromédecine hosts more than 300 biotechnology and medical device companies, including subsidiaries of Sanofi and Pierre Fabre. The technology sector is no less present: IBM, Dell and Ubisoft have set up major operational centres there. French Tech Montpellier brings together a booming start-up ecosystem, supported by a very active university incubator and effective regional support schemes.
300,000 inhabitants, the youngest city in France
Montpellier now has more than 300,000 inhabitants within the city and nearly 500,000 in its urban area. For twenty consecutive years it has recorded the highest population growth rate among large French cities, a performance without national equivalent. The average age of its inhabitants is 32, the lowest in France for a city of this size. This youthfulness stems from a threefold flow: the 90,000 students enrolled in its universities and grandes écoles, the massive arrival of young professionals leaving Paris and Lyon for cost-of-living reasons, and the city's climatic and cultural appeal to Northern Europeans. Every newcomer is a potential tenant.
Infrastructure modernising at high speed
The Paris–Montpellier high-speed line, in service since 2017, puts the city 3h15 from Paris, permanently transforming its position in the French urban network. Montpellier-Méditerranée airport handles more than 3 million passengers a year and offers direct connections to the major European cities. At city level, Montpellier has invested heavily in its tram network, which now has four lines in service and a fifth under construction. Each new tram line creates a corridor of property appreciation along its route, reducing rental vacancy and pushing rents up within 600 metres of each stop.
Investing in Montpellier: what the figures say
Still-accessible prices, record rental pressure and massive renovation opportunities: the Montpellier window is still open.
€3,200/m² on average: a gap that is narrowing
Montpellier averages €3,200/m² across the city, a significant gap with cities of comparable dynamism: Lyon trades at around €5,000/m², Nice exceeds €5,500/m². This relative discount compared with the city's level of attractiveness is the key to the Montpellier opportunity. Over ten years, prices have risen by more than 35%, outperforming most French regional markets. Our target areas, Antigone, Écusson and Ovalie, still offer opportunities between €2,400 and €3,500/m² for properties to renovate, allowing gross yields above 7.5% after works.
90,000 students, rental vacancy below 2%
The Montpellier rental market is one of the tightest in France. The vacancy rate remains below 2% in central areas, and re-letting times after works do not exceed two weeks for a quality furnished property. The pressure from 90,000 students creates structural demand for studios and one-bedroom flats, with a letting season that starts in July for the September intake. This demand is matched by a flow of professionally mobile young workers looking for high-standard furnished one- and two-bedroom flats. The long-term furnished letting strategy (LMNP) practised by Covesta is perfectly suited to this dual clientele.
The Écusson and its energy-inefficient homes: the energy-rating opportunity
Montpellier's historic centre, the Écusson, concentrates an older housing stock mostly built before the 1970s and rated F and G en masse. These properties sell at a discount of 15 to 20% compared with equivalent renovated homes. Covesta buys these energy-inefficient homes, carries out a full renovation targeting a C rating or better, then lets them furnished under LMNP. The scissor effect between the discounted purchase price and the rental value of a renovated property generates gross yields above 7.5%. The new tram lines being developed in these sectors create additional appreciation that further strengthens the investment thesis.
Montpellier, where Covesta was born
It was in Montpellier that Covesta completed its first deals. Our team knows every street, every co-owned building and every tradesperson. A competitive advantage that few operators can claim.
The areas Covesta targets
We do not cover the whole city. Here are the areas where we have identified the best risk/return ratio.
Antigone
Office → housingNeoclassical district designed by Ricardo Bofill, strong demand from affluent young professionals. Vacant offices left derelict by the service-sector boom of the 1990s. Ideal for conversion into bright one- and two-bedroom flats with terraces, a stone's throw from the tram.
Beaux-Arts / Écusson
Energy-inefficientHistoric city centre with an older housing stock rated F/G en masse. Strong potential for a purchase discount and post-renovation appreciation. Irreducible rental demand from students and young professionals.
Port Marianne
TurnkeyA new district very popular with students and young professionals thanks to its proximity to the tram and the grandes écoles. Tight market, near-zero rental vacancy, stable rents and quality tenant profiles.
Ovalie / Cévennes
Energy-inefficientA working-class district undergoing gentrification, prices still very low but rents rising sharply. A window of opportunity not to be missed before the full appreciation linked to the extension of the tram network.
