Our impact

Invest with purpose. Invest better.

Every Covesta operation is measured twice: on its financial return and on its real impact, energy saved, CO₂ avoided, homes created. Because an investment that improves the world is a sounder investment.

How we act

Our three levers of impact

Covesta does not operate just anywhere. We target the areas with the greatest potential for transformation, where every euro invested generates both a return and a real benefit.

Supported energy renovation

We refuse cosmetic renovation. Where the property lends itself to it, we support the energy renovation by coordinating the works with vetted third-party contractors: insulation, windows and doors, heating system. These contractors carry out the works under their own responsibility and warranties, with a shared objective: to improve the home's energy rating (DPE).

Conversion of vacant offices

France has millions of square metres of empty offices in its city centres. Covesta turns them into housing. This change of use creates value for the investor (acquisition at office prices per m², letting at residential rents per m²) and densifies cities without building on new land.

Returning homes to the rental market

Since 2025, G-rated homes have been progressively banned from letting, and F-rated homes will follow in 2028. Covesta turns this regulatory constraint into an opportunity: acquiring these properties at a discount, coordinating an in-depth renovation, then returning them to the market with an exemplary energy performance.

Energy-rating journey

From energy-inefficient home to high-performance housing

On every project, we aim to improve the home's energy rating (DPE), as far as the property and the budget allow.

Methodology

How we measure impact

01

Energy audit before purchase

Before any acquisition, we commission a full thermal audit from qualified energy assessors to estimate the cost of the works and the achievable energy rating (DPE). No surprises, no overruns.

02

Works documented week by week

We send the investor a weekly photo report. Each stage is approved and budgeted in advance. You know where your property stands at all times.

03

Certified post-works DPE

On delivery, an energy performance certificate (DPE) is issued by an independent assessor. It is the assessor, not us, who certifies the rating improvement achieved.

04

Annual impact report

Every year, we publish a consolidated report: properties renovated, tonnes of CO₂ avoided (method of ADEME, the French ecological transition agency), rents generated and estimated energy savings. Available in your client portal.

And for you?

The tangible impact on your investment

Secure yield

A home with an improved energy rating lets more easily and holds its value better. Vacancy is reduced and the property weathers regulatory changes with confidence.

Lasting capital gain

Energy-hungry properties lose value under the effect of regulation. Renovated properties appreciate. The unrealised gain is built in as soon as the works are complete.

Optimised taxation

Renovation works are deductible under the LMNP regime (non-professional furnished letting) taxed on actual expenses (régime réel). An energy audit can sometimes give access to grants. Covesta guides you in making the most of these levers.
